LOT 1 – 118.39 acres – 47.91 hectares
The land comes to the market following the closure of the Golf Club and a more recent venture to create an equestrian cross country course. The land is predominantly flat and landscaped as an 18 hole golf course. The greens, bunkers and tees are still in place, but now overgrown, however the remainder of the course has been mown and harvested this year. Work will be required if the land is to be fully restored to an agricultural use, but the land is a strong clay based loam, noted for its high productivity, and now enhanced by years of sward enhancement and extensive underground drainage. Access is via the driveway that services Norton Farm, or by means of a right of way through the former golf club car park. The land has the benefit of a natural water supply from the Meece Brook. A borehole 100 metres deep, located close to the golf club clubhouse, provided a water supply for course maintenance and originally serviced the clubhouse. Supply was condemned for human consumption, due to an unacceptable level of arsenic, but passed suitable for livestock. The borehole is included in the sale with Lot 1 but the vendors reserve the right to take a supply from it, via a pipe, to lead to the clubhouse.
